In the Boise MLS, MLS Listings Boise, area the Multiple Listing Service is called the Intermountain Multiple Listing Service, more commonly referred to as the Boise MLS. The Boise MLS is the main real estate market place in the Boise, Idaho area. The Boise MLS serves Ada, Elmore, Gem, Canyon, Malheur, Twin Falls, Valley, Boise, Washington, Owyhee, Adams, and Payette counties. The Boise MLS serves the biggest part of Southwest Idaho. The Boise MLS provides service for nine different local associations. The Ada County Association of Realtors is the largest association that it serves. The Boise MLS is a searchable database of all the homes in the Boise Idaho area and provides an offer of compensation between brokers allowing other brokerages to sell the listed properties on the Boise MLS and be compensated for it. As a Boise Real Estate agent I must be knowledgeable about the Intermountain MLS Paragon program that as real estate agents we use. The Paragon program is internet based. To use it we must be connected to the internet. Some agents, like myself, have a portable office. I have a laptop, an air card to hook to the internet anywhere I have cell phone service, and a portable printer. I can setup the laptop, connect to the Paragon program, and print listings or write contracts just about anywhere! We use the Boise MLS to do Comparative Market Analyses (CMAs). By using our MLS program I can pull active listing, the current sold listings, pending listing, and expired listing so you can see what homes like yours have sold for, the active listings that are your competitors, the pending listings to show the price range getting offers, and the expired listing to show you the homes that did not sell! Of course if you are selling you don't want to be in the expired listings! By using this data I can assist you in determining what the market value of your property is. The assessed value and the market value of your home might vary greatly up or down depending on what the market has done since the county last did their appraisal of your property. Most Appraisers are allowed to join the MLS to have access to the sales data on the MLS to help with appraisals.
