One of the purposes of this website is to talk about the key phrases people use to search for Boise Idaho Real Estate. I've been doing some of my own websites since 1995. It started when I built a personal website for my wife and my self. After I got into Boise Real Estate in 1999 I got a few emails asking about Real Estate in Boise Idaho and decided that I should do a website for my Boise Id Real Estate business. At first it was real easy to get a website on the front page of google or any other search engine. As time went by it got harder and harder and there was a lot more competition for the different key phrases. I just did a search for Boise Idaho Real Estate on google and it listed 6,600,000 results for that key phrase. Just think to be on the first page of google you have to be one of only 10 organic listings on the front page of google out of 6,600,000 results. It doesn't matter how you figure it, that's not very good odds to end up on the 1st page of google for the key phrase Boise Idaho Real Estate. So as you can see there is a lot of sites out there completing for those positions. Hopefully some day I will have a website on the first page of google for all the key phrases listed below.

Good Morning!
Yesterday was a busy day for Boise Real Estate for me! Dealing with people that are moving here can make for a busy day when they are out of state and things like the gas, water, and power need turned on and someone has to be there for them to turn it on. Another couple arrives from out of state, they need a storage unit and want to know if you can help them find one. A builder has verbally agreed to a contract that will help some people get in a home and when you put it in writing they counter back with something completely different. The couple was disappointed, but out of nowhere, a bunch of searching, and a few phone calls later I actually found them a house for the same price with more amenities. So ended the day on a happy note about 9:30 PM. A lot of people get the idea that being a Boise Real Estate Agent is easy. The success rate for real estate agents is not very good. Of all the people that go to real estate school in the Boise Idaho Real Estate market, less than 10% of them are still in the real estate business in 5 years. I think the statistic is something like less than 5% is more like. It takes time and a lot of effort to succeed in this business. Thanks for helping make me successful!

I keep saying now is a good time to buy Boise Idaho Real Estate! We were having a discussion about sellers chasing the Boise Real Estate market. If you called me to do a Comparative Market Annalists, CMA, on your home today for Real Estate in Boise Idaho, I would back up and use the sold prices of homes in your subdivision or area for the past month or two. I will use the Boise Real Estate prices for the last month as an example. In our discussion and an article I read, it pointed out if you used those sold prices from a month ago, you could be off from 3-5%. In other words the homes were selling from 3-5% less than they did a month ago. What this means is good news for buyers, but bad news for sellers. It means if you price your house at what they sold for last month, your price could be 3-5% high and by the time you realize it they could of dropped more, so you lower your price again 3-5% a month later and so a lot of people are about a month or more behind the market in their prices. So our conclusion was we need to show the statistics from last month and deduct about 3-5% off the the sold prices from the previous month to show a realistic selling price today. I'll talk more about the median prices of homes in the Boise Idaho Real Estate market the next time.

I've been talking with lenders, title companies, and other Boise Real Estate Agents and everyone is saying the same thing, Business is Picking Up. Now that's good news for Boise Real Estate Agents, and sellers, but maybe not so good of news for potential buyers. If business is picking up that means prices will start creeping back up. So, now's the time to buy!
Another thing I'd like to talk about in the Boise Real Estate market is short sales. I've been ask a number of times, "What's a short sale". It's simple, someone comes up short and in this case the seller's mortgage holder is the one that agrees to take less than is owed on the property, thus Short Sale, the seller's mortgage holder does not get all there money. Usually this happens when the owner of the property gets behind on their mortgage and has been notified of default. Instead of the bank/mortgage holder foreclosing they allow a short sale. You ask why would the bank do that? For the bank to foreclose cost money and takes time. In the long run, it is usually less costly for the bank in money and time to do a short sale. It gets the property off their books quicker and they don't have to pay for any up keep and maintenance on the property. The longer a bank holds onto a foreclosure, the more it cost them. Also if they are just holding the property, they are not receiving interest on that money, it's just setting there. If they get the property off the books, than they can loan the money out again and start making interest again. There's more to it, but that should give you an idea of a short sale. If you are thinking of purchasing a short sale property, remember right now it is taking as long as 2-4 MONTHS to get some of them closed. Short Sale not meaning quick closing!

I was just looking on the Boise MLS for Boise Id Real Estate that is 3 bedrooms, 2 baths, 2 car garage over 1,000 square feet that is $150,000 or less. I was surprised! There's 19 homes out there in the Boise Real Estate market for $150,000 or less. There's even some brand new homes that meet that criteria! I remember not too long ago that it was hard to find anything in the Boise Idaho Real Estate market for less than $200,000! It tells me that there's people out there that couldn't afford a home a year ago that can now! Prices have come down and Real Estate in Boise Idaho is starting to move! You might say, well they did away with all the programs that assist us in purchasing a home. Well, there's still down payment assistance programs out there right now and at this point in time the seller can contribute up to 6% of the sales price in buyer concessions on an FHA loan. So if you have a good credit score and have been putting off buying a home, now is the time to buy, prices are down, interest rates are good, and there assistance still out there to help you buy. There's still a first time home buyers loan out there. Most people think it's just there first ever home that they can use the first time home buyers loan on, but if you haven't owned a home in 3 years you qualify. 2008—the Best Year to Buy a Home in 35 Years! That's right! It's the best year to buy a home in the Boise Real Estate market in 35 year! Mortgage rates in April 1973 were about the same as they are today! Since 1973 the only time rates rates have been this low was during the seller's markets of 2001 and 2002 when there was very little inventory. The other two major buyer's markets were in the early 1980s and the other one was in the early 1990s, but the rates were much higher. In 1978 the interest rates were at 9.75 percent and climbing to 18-21 percent in 1980. In the early 1990s I remember the interest rate staying around 11-12 percent and remember getting a loan for 10 percent and thought it was great. Thus, take a look at the Boise Real Estate market today, lots of inventory, new and existing, with mortgage interest rate being exceptional low making this the best time to purchase Boise Idaho Real Estate in at least the past decade. We had our office meeting in Nampa this morning at Harvest Realty and went and looked at Nampa Real Estate. Everyone at the office seemed to be in good humor and we had a Title & Escrow Officer talk to us and she said that the Title office was getting busier and that she felt that the Real Estate in Bosie Idaho and Nampa was picking up. We also had some lenders in talking to us about Boise Real
Estate and Nampa Real Estate sales. They said they had been seeing more business also. They also explained a program for first time home buyers that they had going on. If a buyer puts $1,500

A little good news about the Boise Idaho Real Estate market! The number of foreclosures is down 15% in March compared to February 2008 according to RealtyTrac Inc., an Irvine, Calif., company that tracks the number of foreclosures nationwide. The hope is that the number of foreclosures in the Boise Real Estate area is subsiding. Also the number of newly constructed homes are declining, according to the latest Boise MLS statistics for Ada County. The number of newly constructed homes in the Boise Idaho Real Estate in the Ada County market was 1,751 in March 2007 and for March 2008 that number has declined to 1,256. That's good news for builders and sellers. It means the supply is getting less, so hopefully the market will balance out and the demand will go up .Another little note that I have noticed is that I'm getting more emails about homes, the traffic is picking up on the website and the phone is ringing more often asking about Boise Real Estate.
